TENANT FEES

A guide to our fees and potential costs and charges involved with your property

Tenancy Fees (Inc. VAT)

We may charge a tenant any or all the following as and when required:

  1. The rent and a refundable tenancy deposit with a maximum of 5 weeks rent where the annual rent is less than £50,000, or 6 weeks’ rent where the rent is £50,000 or more.
  2. A refundable holding deposit of no more than one week’s rent.
  3. For late payment of rent there is a default fee if the rent is over 14 days late. (Up to 3% above the Bank of England base rate)
  4. Reasonable charges regarding replacement costs i.e. for lost keys or security fobs.
  5. Payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant.
  6. Payments associated with early termination of the tenancy, when requested by the tenant.
  7. Payments in respect of bills - utilities, communication services, TV license, council tax and green deal or other energy efficiency charges.
  8. Any other permitted payments under the Tenant Fees Act 2019.

For pre-existing tenancies entered before 1st June 2019 - We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.


Client Money Protection

In addition to publishing relevant fees, lettings agents are also required to publish details of the redress scheme and Client Money Protection scheme of which they are a member:

  • The redress scheme is The Property Ombudsman.
  • The Client Money Protection scheme is Propertymark.

The Fee Ban legislation does not apply to Company lets.
